In the new world of consumer empowerment, it’s gotten easy for Listing Agents, too. With a click of “The Button”, agents syndicate their listing to hundreds of sites like Zillow, Realtor, and Redfin. Instantly.
Unfortunately, that can also make it harder for Buyers to distinguish one listing from another. After a certain point, they all tend to look the same.
We wanted our listings to stand alone, so we decided to keep pushing.
“The Button” just isn’t enough for us.
How We Do It
Phase 1: Coming Soon Program©
Scarcity is sexy! We all want what isn’t widely available to the public, and home Buyers are no different. We market your home directly to Buyers before putting it on the MLS. This makes your home stand out as exclusive. Buyers love the idea of beating their competition to an off-market home.
We understand people don’t go to Facebook to buy a home, but we know the people who are buying homes are on Facebook. We use captivating headlines like “Not On Zillow!” to generate 10,000+ impressions that reach 8,000+ people.
In an ultra-low inventory market, Buyer’s Agents want to offer off-market listings to their Buyers. We call other Top Agents who are most likely to have matching Buyers, and give them the “inside scoop” on your Listing before it hits the market.
Zillow Premier Team
As Premier Agents, we can run a Coming Soon campaign for your Listing. The benefit is that all Buyer leads come directly to us, instead of cycling through other agents. We want to sell your house, other agents want to sell any house.
Phase 2: Mass Marketing
This is when we reveal your Listing to the masses, and put it on the MLS. Typically, the best way to sell a home is to present it to as many buyers as possible, and that’s what we do. Custom Websites, drone photography, video tours, virtual tours (yes, there’s a difference!), and so much more.
We have a strong relationship with the community. We’ll mail three unique mailers to the nearest 750 homes (depending on neighborhood size). Neighbors love helping us sell homes, because it increases the value of theirs!
Hold All Showings Until…
When we officially list your home, the showing requests will pour in. We hold all showings until the first open house, for two reasons.
1. Your Convenience: We won’t be kicking you out of your home at intermittent, spontaneous weekday evenings.
2. When we finally open your home to agents and buyers, they will (literally) be waiting at the front door to see it for the first time. Your home will be seen as the most desirable Temecula home. This results in stronger, faster, and more plentiful offers.
At this point in the timeline, we expect to have offers (our average Listing gets 3 offers). This is when Ken does what he’s best at: extracting as much equity from your home in a Seller Multiple Counter Offer (SMCO). This is when we request the Highest and Best offer from Buyers, and send them into our Seller’s favorite two words…Bidding War!
